NOTICE OF MORTGAGE
NOTICE IS HEREBY GIVEN: that default has occurred in the conditions of the mortgage dated July 6, 2006, executed by Foundation for Rural Health Care, a Minnesota nonprofit corporation ("Mortgagor"), to Home Federal Savings Bank, a federally chartered stock savings bank under the laws of the United States ("Mortgagee"), and recorded on July 20, 2006, as Document Number 285390, in the Office of the County Recorder of Douglas County, Minnesota, which mortgage conveyed and mortgaged the following described property located in the County of Douglas and State of Minnesota, having a street address of 651 State Street, Evansville, Minnesota 56326, and tax parcel identification number 72-0126-975:
That part of Government Lot 3 and the SW1/4SE1/4, Section 3, Township 129, Range 40, described as follows:
Beginning at the northeast corner of Lot 1, Block 1, Nelson's 2nd Addition to City of Evansville according to the recorded plat thereof;
thence on a plat bearing of South 01°26'30" East along the East line of said Nelson's 2nd Addition to City of Evansville a distance of 516.25 feet to the southeast corner of said Nelson's 2nd Addition;
thence continuing South 01°26'30" East 115.58 feet;
thence North 89°46' East 360.12 feet;
thence North 01°14' West 309.78 feet to the Southeast corner of that land described in Document Number 67540 and filed in the office if the Douglas County Recorder;
thence North 83°54' West 350.00 feet to the southwest corner of said Document Number 67540;
thence North 01°26'30" West along the west line of said Document Number 282.10 feet to the south right of way of State Street of said Nelson's 2nd Addition;
thence westerly along said right of way 14 feet more or less to the point of beginning.
Containing 2.82 acres more or less.

That the original principal amount secured by the Mortgage was $815,716.15; that no action or proceeding at law is now pending to recover the debt secured by the mortgage, or any part thereof; that there has been compliance with all conditions precedent to acceleration of the debt secured by the mortgage and foreclosure of the mortgage, and all notice and other requirements of applicable statutes; that the amount claimed to be due upon said mortgage at the date of this notice is $874,680.41.
That pursuant to the power of sale contained in said mortgage, the mortgage will be foreclosed by sale of the above described property, which sale will be made by the Sheriff of Douglas County, Minnesota, at the Sheriff's office located at 216 Seventh Avenue West, Alexandria, Minnesota, on March 19, 2009, at 10:00 a.m., at public auction to the highest bidder, to pay the amount then due on said mortgage, together with the costs of foreclosure, including attorneys' fees as allowed by law, in accordance with the provisions of said mortgage. The time allowed by law for redemption by mortgagor or mortgagor's personal representatives or assigns is six (6) months after the date of sale. THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR'S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES, SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
