AND IDENTITY OF THE ORIGINAL

CREDITOR WITHIN THE TIME PRO-

VIDED BY LAW IS NOT AFFECTED

BY THIS ACTION.

YOU ARE NOTIFIED THAT:

1. Default has occurred in the con-

ditions of the Mortgage dated January

29, 2009, executed by Gregory Van-

Kempen and Juliane VanKempen,

husband and wife, as Mortgagors, to

Bremer Bank, National Association, as

Mortgagee, and filed for record Febru-

ary 3, 2009, as Document No.

313673, in the office of the County Re-

corder of Douglas County, Minnesota.

The land described in the Mortgage is

not registered land.

2. The Mortgage has not been as-

signed.

3. The original principal amount

secured by the Mortgage was:

$50,000.00.

4. The address of the mortgaged

premises is as follows:

Le Homme Dieu View NE, Alexan-

dria, MN 56308.

5. The real estate tax parcel num-

ber of the mortgaged premises is as

follows:

03-0299-800.

6. There is no transaction agent

and therefore no transaction agent's

mortgage identification number.

7. The name of the lender, resi-

dential mortgage originator, and resi-

dential mortgage servicer is: Bremer

Bank, National Association.

8. No action or proceeding at law

is now pending to recover the debt se-

cured by the Mortgage, or any part

thereof.

9. The holder of the Mortgage has

complied with all conditions precedent

to acceleration of the debt secured by

the Mortgage and foreclosure of the

Mortgage, including without limitation,

the giving of all notices, or other condi-

tions precedent set forth in the mort-

gage, or in any statute, rule or regula-

tion. The mortgaged premises do not

consist of one to four family dwelling

units, one of which the owners occupy

as owners' place of residence.

10. At the date of this notice the

amount due on the Mortgage is: Fif-

teen Thousand Six Hundred Six and

02/100 Dollars ($15,606.02).

11. As a result of the default, and

pursuant to the power of sale in the

Mortgage, the Mortgage will be fore-

closed, and the land lying and being in

the County of Douglas, State of Min-

nesota, described as follows:

will be sold by the County Sheriff

of Douglas County, Minnesota, at pub-

lic auction on November 5, 2010, at

11:15 a.m. at the Douglas County Law

Enforcement Center, 216 Seventh

Avenue West in the City of Alexandria,

Minnesota.

12. The time allowed by law for re-

demption by Mortgagors or Mortgag-

ors' personal representatives or as-

signs is twelve (12) months from the

date of sale.

13. Mortgagors released from fi-

nancial obligation on Mortgage: None.
