NOTICE IS HEREBY GIVEN, that under and by virtue of a Judgment entered in the above-entitled action on July 10, 2013, a certified copy of which has been delivered to me, I, the undersigned Sheriff of Douglas County, Minnesota, will sell at public auction, to the highest bidder for cash, on November 7, 2013, at 10:00 a.m., at the Douglas County Sheriffs Office lobby, 216 7th Avenue West Alexandria, MN 56308, said county and state, the real estate described in the Judgment as follows:

Lot Two (2), Block Thirteen (13), HICK'S 3RD ADDITION TO ALEXANDRIA, Douglas County, Minnesota; ("Tract 1"),

The North 70 feet of Lot Three (3), Block Thirteen (13), HICK'S 3RD ADDITION TO ALEXANDRIA, Douglas County, Minnesota; ("Tract 2"),

The North 52 feet 9 inches of the South 110 feet of Lot 3, Block 13, HICK'S 3RD ADDITION TO ALEXANDRIA, TOGETHER WITH an easement over and across the West 15 feet of the South 57 feet 3 inches of said Lot 3; ("Tract 3"),

The South 60 feet of the North 120 feet and the East 12 feet of the North 60 feet of Lot 1, Block Thirteen, HICK'S 3RD ADDITION TO ALEXANDRIA; ("Tract 4"),

The South 57 feet 3 inches of Lot 3, Block Thirteen, HICKS THIRD ADDITION TO THE TOWNSITE OF ALEXANDRIA; subject to an easement for ingress and egress over and across the West 15 feet of said premises; ("Tract 5").

(Tracts 1, 2, 3, and 4 are collectively referred to as "Tracts 1-4". Tracts 1-4 and Tract 5 are collectively referred to as the "Mortgaged Property"). Tracts 1, 2 and 3 are collectively commonly known as ("1210 Broadway Property"). Tract 4 is commonly known as 1205 Fillmore Street, Alexandria, Minnesota ("1205 Fillmore Property"). Tract 5 is commonly known as 1224 Broadway, Alexandria, Minnesota ("1224 Broadway Property").

The sale of Tracts 1-4 will be made to satisfy the sum of $882,356.61 (the "First Mortgage Judgment") due to plaintiff from defendant Golden Oak Investments, LLC in the Judgment as of the date of entry, July 10, 2013, with interest, costs and disbursements as allowed by law and as stated in the Judgment.

The sale of Tract 5 will also be made to satisfy the sum of $193,615.29 (the "Second Mortgage Judgment") due to plaintiff from defendant Golden Oak Investments, LLC in the Judgment as of the date of entry, July 10, 2013, with interest, costs and disbursements as allowed by law and as stated in the Judgment.

The sale of the Mortgaged Property will be conducted at two simultaneous sheriffs sales, with separate bids, one sale of Tracts 1-4 for the First Mortgage Judgment and one sale of Tract 5 for the Second Mortgage Judgment, as allowed by the Judgment.

The sales are subject to redemption by the mortgagor, its personal representative or assigns, within six (6) months from the date of the Order Confirming Sale.
